Scope
Seneca were appointed by Homes for Lambeth, Lambeth Council's House Building Company, which was set up to develop new homes on vacant and underutilised sites across the borough.
​
The proposals for the Orsett Street site involve the clearance of the existing construction compound and the erection of a new seven storey building which will provide 38 new private apartments.​ The new homes are arranged in an L shaped block which wraps around the site.
Maisonettes on the ground and first floor have their own front doors and patio gardens overlooking the street, with apartments served by a gallery access.

Seneca provided RIBA Stage 3 design services for mechanical and public health building services installations associated with the Orsett Street project. The MEP services strategy is based on an energy efficient central community ASHP system, serving heat interface units in each of the homes providing heating and hot water.
