Scope

Seneca were appointed by Chris Hohn to provide MEP Design Consultancy Services.

​

The project involves the construction of a new build, large, high end house at 12b Keats Grove, Hampstead. The brief was to provide a low-carbon family home to replace an existing house. The development site is within the Hampstead Conservation Area and the client also owns the Grade II listed villa adjacent to the site.

Passive Design Measures

The design team identified the opportunities arising from the north-south plot orientation: utilising best practice glazing area to internal floor areas ratios; enhancing useful solar gain whilst minimising excessive solar gain, working in conjunction with shading from the significant deciduous trees in the locale.

Thermal Performance

The thermal performance of the building went beyond the minimum standards of AD Part L1A - with Passivhaus standards for thermal elements to be used throughout.

Building Services

Heating and domestic hot water is provided by a ground sourced heat pump system. Whole house MVHR systems will include a peak lopping system to futureproof this long-term family home from any risk of overheating in the (currently) warm climate. Further renewable energy generation is included in the form of a PV array installed to the south facing pitch of the northern light roof structure.

Overall, it is expected that the project will meet a 60%+ reduction in regulated carbon emissions.
