Scope
Seneca Group were appointed by V&V to provide MEP Design & Sustainability consultancy services on the Crate, Ealing Road development.
The project is a new build two storey commercial block with 38 units for varied use, with an aim to develop into a four storey residential block in ten years' time.

The MEP services are based on a comfortable yet flexible internal environment that occupants can easily control by means of a VRV heat pump system.
Each unit will also has a low energy integral ventilation system that recovers energy from the outgoing air stream and heats incoming air. This provides a fresh work space that consumes very little energy.

The concept for this facility was to be a light touch design that will be de-mountable and removed in 10 years' time. The systems have been designed to be as efficient as possible. Low zero carbon technologies have been employed in order to comply with stringent planning energy targets, with roof mounted solar PV installed to exceed required carbon reduction targets.
